The intent of the Eden Hill Farm development was to create a walkable, pedestrian friendly, neo-traditional neighborhood while maintaining the history and architectural character of the City of Dover. The plan utilized a mixed-use town grid that incorporated 658 residential units, 155,000 sf of commercial space, and 398,000 sf of professional office, medical, and financial space. The residential units include single family homes, duplexes, townhouses, and condominiums. Becker Morgan Group also provided Architectural and Engineering design of the community recreational facilities, including a clubhouse and pool. The process began by creating a Pattern Book that served to uphold the community master plan and establish design standards for the entire 272-acre composition. Not only did this effort guide the neo-traditional architecture and town plan, but it also helped preserve 122 acres of open space and rights-of-way for the future West Dover Connector bypass, both significant concerns of the State of Delaware.
