South Point
Back to Practice AreaResting on a narrow peninsula between two coastal bays, this sprawling, shingle-style retreat allows the Owner to indulge in their love of the water and pushes the building envelope in all directions to capitalize on the stellar views offered by its location. The home serves as a relaxing escape for a busy couple with active children, as well as a waterfront destination for entertaining family and friends.
The main residence and guest cottage boast an unparalleled proximity to the water’s edge, achieved by strategic placement over historic foundations that existed. The project would have otherwise been unbuildable given the current wetlands setbacks and critical area restrictions. Placement within the high-hazard flood zone required the home to be elevated nine feet above grade, forcing maximum use of building limitations in order to meet the extensive program. The overall mass was carefully reduced to not overpower the shoreline and is clad with cedar shingles and stone that unite it with the surrounding landscape.
Rising above the old foundations on tapered stone piers, the architecture capitalizes on incredible bay, ocean, and barrier island views from five different levels. Interior and exterior spaces provide commanding views and allow life to flow seamlessly out to the water. Each level enjoys spacious wrap-around porches, lanais, and balconies, topped by a “widow’s walk” that allows the family to enjoy the sunrise, sunset, and an unlimited panorama as far as the eye can see.
